Pools are serviced weekly. Being outdoors and unscreened, leaves and small debris may blow into the pools between service but this will not necessitate additional cleanings. A pool net is provided if leaves cause any inconvenience in between cleanings.
🌱 Lawn, pest and other exterior maintenance may occur during your stay (minimal disruption). We will request guest permission if any interior access is needed but this is rare.

House Rules:
- Guest must sign the Hold Harmless/Rental Agreement and upload a government photo ID matching the credit card and name on the Renter Agreement. You may block DL# for privacy
-Security Hold of $500 is required and will be processed on Guests Credit Card
- Security deposit hold and Renter Agreement will be sent through Platform email using our Automated Property Management Software called Owner Rez for electronic signature and convenience. This must be completed within 72 hours of booking.
- NO PETS! Sorry, we love your furry friends but this property is not pet friendly. Any evidence of a pet on premises found during or after your stay will result in cancellation and a minimum of a $500 deep clean fee. Any pet-related damage found after your stay may be charged up to twice the replacement cost.
- No Third-Party Bookings.
- Verified Identification is required. (This can be done by uploading an image of your ID matching your credit card to the platform without sending your ID to us)
- Smart thermostat to be used to your comfort with a maximum coldest available setting of 67. South Florida heat will not allow it to get much colder than that without potentially freezing up the AC but you will find with added insulation and impact windows and doors for maximum efficiency that it gets very cool and comfortable very quickly.
- Smoking is prohibited inside or outside within 10 feet of the exterior. Any evidence of smoking or cigarette buds may result in a $500 cleaning fee or more if odor remediation is necessary and cancellation without a refund. The purpose of this is to please make sure to avoid a smoke odor from entering the home by smoking near a door or window near the house or leaving cigarette butts on the property.

- No drugs, weapons, or illegal activity on premises.
- No candles or other open flame allowed in the home
- Please NO GLITTER OR CONFETTI. These can result in excessive cleaning fees which would be passed on and charged to the guest.
Decorations: Please note that taping decorations can cause damage to the walls and ceilings which will result in repair costs.
- Quiet hours are from 10 pm to 7 am. No excessively loud music, especially after quiet hours. Please be respectful of the neighbors as it is a quiet residential neighborhood with families and small children. Please DO NOT trespass on neighbors' properties or remove anything from their trees.
- Please do not park on the grass. New irrigation system can easily be broken.
- 1 full spare propane tank is provided plus any remaining propane in tanks under the Firepit and grill. Any additional propane needed will be the responsibility of the guest. Empty bottles can be exchanged for a full one at a cost of typically less than $20 at nearby Publix.
- There are 2 Ring cameras on the doorbell and facing the driveway which record audio/video on motion. Noise detector in backyard only records decibels in case of noise complaints but it does not record audio or video. Tampering with the cameras may result in cancellation without refund.
Rates & Availability
Cancellation Policy: Ninety-five percent (95.00%) of the total booking charges will be refunded if the cancellation is made more than 90 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued.
